If you do not agree, do not use the Services.1. ABOUT USClearWay Home Solution is the marketing and consumer-facing brand operated by CocomoKeys LLC, a Florida limited liability company headquartered in St. Petersburg, Florida. Our current real estate operations are conducted in the State of Tennessee. We are a private real estate cash buyer; we are not a real estate brokerage, and we do not represent buyers or sellers as a licensed agent unless expressly disclosed in writing.2. ELIGIBILITYTo use the Services, you must be at least 18 years of age and legally able to enter into a binding contract. By using the Services, you represent and warrant that you meet these requirements. If you are submitting information about a property, you represent that you are an owner of record, an authorized representative of an owner, or have the legal right to discuss and offer the property for sale.3. NO OFFER OR OBLIGATIONInformation presented on the Site, in our advertisements, or in any communication is for general informational purposes only. Submitting a lead form or speaking with a representative does not create a binding offer, agreement, or obligation. Any offer to purchase real estate is non-binding until set forth in a written purchase and sale agreement signed by both parties. We reserve the right to decline any property, withdraw any non-binding offer, or end communications at any time and for any reason.4. LEAD SUBMISSIONS AND ACCURACYWhen you submit a lead form on Meta (Facebook or Instagram), our website, or through any other intake channel, you agree to provide accurate, current, and complete information. You authorize us to contact you using the contact information you provide, including by SMS, phone call, and email, in accordance with our Privacy Policy and TCPA Disclosure.5. SMS, CALL, AND EMAIL COMMUNICATIONSBy submitting your phone number through any of our intake channels, you consent to receive SMS messages and phone calls, including those sent or placed using automated technology, from CocomoKeys LLC operating as ClearWay Home Solution. Outreach typically begins within 60 seconds of your submission and may continue through an automated multi-touch SMS cadence. Message and data rates may apply. Message frequency varies. We do not control and are not responsible for the content, policies, or practices of any third-party site or service. OUR TOTAL AGGREGATE LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICES SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100.00).11. GOVERNING LAW AND VENUEThese Terms and any dispute arising out of or relating to them or the Services shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of laws principles. You agree that any action or proceeding shall be brought exclusively in the state or federal courts located in Pinellas County, Florida, and you consent to the personal jurisdiction of those courts.13. CHANGES TO THESE TERMSWe may update these Terms from time to time. The "Last Updated" date at the top reflects the most recent revision. Your continued use of the Services after changes are posted constitutes your acceptance of the updated Terms.14.
